JAKARTA, Agung Intiland News – The industrial areas around Jakarta continue to be the backbone of national manufacturing and logistics activities. However, businesses are often faced with strategic choices: choosing industrial areas in western Jakarta or eastern Jakarta. Both have different characteristics, advantages, and challenges.

Historically, the eastern industrial areas of Jakarta developed earlier as major manufacturing and heavy industry centers. Meanwhile, the western Jakarta region, including Tangerang and its surroundings, has shown significant growth in recent years, especially for the logistics sector, modern warehousing, and light manufacturing.

1. Access and Connectivity

The eastern Jakarta region is known for its extensive industrial network connected to distribution routes towards Central Java and East Java. This area is a popular choice for large-scale industries with inter-island supply chains.

On the other hand, the western Jakarta industrial areas have the advantage of proximity to Soekarno-Hatta International Airport and direct access to distribution routes towards Jakarta and Banten consumption centers. This makes the western region more attractive for the logistics sector, e-commerce, and regional distribution.

2. Industry Characteristics

The eastern region is dominated by large-scale manufacturing, automotive, and heavy industries. Mature infrastructure supports industrial operations with extensive land requirements.

Meanwhile, the western region is evolving as a location for modern warehouses and light manufacturing with an integrated industrial area concept. The demand for warehouses with modern specifications has been relatively higher in this region in recent years.

3. Land Availability and New Developments

Generally, the eastern region has larger and more developed industrial areas. However, some areas face traffic density challenges and limited expansion at certain points.

The western Jakarta region offers new industrial area developments with modern planning, including drainage management, integrated security systems, and more structured internal traffic arrangements.

4. Operational Efficiency

For companies focusing on fast distribution to Jakarta and its surroundings, the western region is often considered more efficient due to its proximity to consumption centers.

Conversely, for companies with intercity distribution routes in Java Island, the eastern region has connectivity advantages towards the national industrial corridor.

Demand Trends

Industrial property market data indicates that both regions still experience stable demand. However, the growth of modern warehouses and logistics facilities has been more aggressive in the western Jakarta corridor due to e-commerce expansion and regional distribution.

This shows that location choices heavily depend on business models and long-term company strategies.

Conclusion

Both western and eastern industrial areas of Jakarta have their own attractions. The best decision is determined by operational needs, main distribution routes, and business expansion plans.

Choosing an industrial area is not just about land prices but also about long-term strategies to maintain operational efficiency, stability, and company asset value. (JP)
